Every development is unique, so careful review of policy before you make a planning application can be the difference between success and failure. Gaining Planning Permission

Planning permission for a dwelling on a farm will be granted were all of the following criteria are met by the applicant:

  • The farm business is active and a valid DARD farm business reference number has been established for at least 6 years.
  • Demonstrate that no development opportunities or dwellings have been sold off from the given farm in the last 10 years (starting 25.11.08).
  • The new dwelling should be visually linked or sited to cluster with the existing farm buildings and where possible accessed from an existing lane unless there are extenuating circumstances preventing this.

The Planning process

In all cases planning permission will only be granted for a building in the countryside where it can be visually integrated into the surrounding landscape and it is of an appropriate design.

Planning permission granted under this policy will only be forthcoming once every 10 years.

Why build in the countryside?

For those who want to develop a dwelling on a farm, there is the undoubted potential to create a unique one-off home, set within a special location.

In recognition of changing farming practices and to help support rural communities, it is considered that there is a continuing need for new
dwellings on farms to accommodate both those engaged in the farm business and other rural dwellers.
